What can your property do for you?

Are you sitting on a Gold Mine?

Subdividing your land in Hamilton NZ and building duplexes is a great way to add value and help you prosper!

As land in Hamilton becomes harder to find, the value of large sections increases. Did you know you only need 400m2 to build a duplex? Hamilton City Council has recently decreased the outdoor living space requirements to make it easier to build duplexes and townhouses. What can you do on your section?

Can I subdivide land in Hamilton?

If you have ever wondered, “Can I subdivide?” but have been scared off, then talk to us at Stroud Homes. We’re local builders and experts in navigating the subdivision process and regulations.

Hamilton City Council District Plan

Hamilton has become one of the fastest-growing cities in New Zealand and, with a limited supply of land within its borders, has turned to increasing the urban feel of the city by encouraging developments – like duplexes.

Recently, Hamilton City Council has decreased the amount of outdoor living space from a set 60m2 to a rule that depends on the number of bedrooms each unit has. They have also changed development contributions rates to be based on the number of bedrooms rather than the type of dwelling.

These changes make it easier to fit duplexes onto a site and also make it cheaper – especially for those who want to build 2-3 bedroom units. If you would like to learn more about how this would affect your section and what the costs and benefits could be, come to talk one of our friendly staff today.

How it is done

We have had our own building company since 2014 and done a lot of work for other group home builders. This has given us some insight into the way that others are doing things and shown us areas that we want to improve for customers.

In 2018 we had the chance to do our own development – moving off the 1950’s house on our 1000m2 section and building 2 duplexes with 4 units in them. As we were running a building business, we decided to do all the project management and everything ourselves. We learned a lot through this process and amongst the many lessons discovered there were 2 things we felt we could improve – good systems for project management and buying power.

When we started looking into buying a Stroud Homes franchise, we discovered that Stroud Homes provided the solutions to both these problems. Stroud Homes has great systems that allow us to ensure our projects stay on time and every trade knows what they are doing and when from the beginning of the build. Being part of a national franchise, we also get the buying power that we lacked as a builder doing a one-off project.

As a client, you will also be ensured all work has been carried out in accordance with the approved subdivision plan.

Stroud Homes can also assist with obtaining finance to carry out the project if required and assist with the sales process of the end product.
