Hamilton has become one of the fastest-growing cities in New Zealand and, with a limited supply of land within its borders, has turned to increasing the urban feel of the city by encouraging developments – like duplexes.

Recently, Hamilton City Council has decreased the amount of outdoor living space from a set 60m2 to a rule that depends on the number of bedrooms each unit has. They have also changed development contributions rates to be based on the number of bedrooms rather than the type of dwelling.

These changes make it easier to fit duplexes onto a site and also make it cheaper – especially for those who want to build 2-3 bedroom units. How it is done

We have had our own building company since 2014 and done a lot of work for other group home builders. This has given us some insight into the way that others are doing things and shown us areas that we want to improve for customers.

In 2018 we had the chance to do our own development – moving off the 1950’s house on our 1000m2 section and building 2 duplexes with 4 units in them. As we were running a building business, we decided to do all the project management and everything ourselves. We learned a lot through this process and amongst the many lessons discovered there were 2 things we felt we could improve – good systems for project management and buying power.

The Process

Firstly, Stroud Homes will assist you in preparing the subdivision resource consent application.

The team will research and compile the required information, including topographical survey and scheme plan, engineering/flood report, geotechnical report, CCTV investigation and concept house design.

Once the resource consent for the subdivision has been granted, Stroud Homes will proceed with engineering approval and the installation of the civil services such as waste and stormwater, power, phone, fibre, water and gas.

As a client, you will also be ensured all work has been carried out in accordance with the approved subdivision plan.

Stroud Homes can also assist with obtaining finance to carry out the project if required and assist with the sales process of the end product.
