What are lifestyle sections

A lifestyle section is a small rural piece of land. They are usually located on the outskirts of larger cities and are often near smaller towns. They are not large farms, but they are larger than sections you can find in town.

The smaller sections are great for those who want more space around their house and the smaller town lifestyle, while larger land sizes are for those who want a few animals as well.

How common is it to build a home on a lifestyle section in your area?

It is becoming more and more popular, especially with Covid lockdowns.

Lifestyle sections offer the opportunity to be more self-sufficient and have the space to build a house and granny flat or multi-generational home.

As the size of land in the city get smaller and smaller, more people are choosing to commute and get a lifestyle section 20-30 mins away.

What are the main questions you should ask yourself before choosing to build on lifestyle sections?

Before you choose a lifestyle section you need to make sure you are okay with the extra upkeep that comes with a larger section.

More land means fewer neighbours, but also more grass to mow and/or animals to look after. You also need to make sure that you are okay with the commute into town for things like work, high schools, activities, and shops.

Here are a few more pros and cons to consider:


  • Build a larger house with fewer restrictions on size and usually fewer design covenants.
  • Build sheds which are great for storage of boats, caravans etc.
  • More space for a variety of hobbies and, depending on the size, you can have different animals than you could in town.
  • Further away from neighbours giving you greater privacy.
  • Country schools are often higher decile and have some great programs while being small and offering a sense of community.



  • Being further from town means more driving to shops, high schools, businesses and specialised activities.
  • Lifestyle sections also require a higher amounts of maintenance are there is more land to look after.
  • They also usually require a septic system and water tanks.
  • The water tanks sometimes require filling from a tanker in summer when there hasn’t been enough rain which can be costly.


Some lifestyle sections offer a town connection to water or sewerage and some have a bore for water. These are bonuses when looking at land as they make the overall cost less. We can do a design for septic and/or water storage with any of our plans.

How many designs are there to choose from?

When building a lifestyle home you aren’t restricted to specific sizes and shapes as much as in the city so you can choose from any of our 100+ designs (though some sections do have covenants with minimum size requirements which need to be checked).

One of my favourite lifestyle section designs is the Pauanui as it offers great entertaining options and I love the extra garage option.

Challenges with these projects include getting the septic/water system right as it can be hard to determine exact costs before getting a design.

Also if the section is further out there may be extra freight costs from suppliers and travel costs from tradies.
