How does it work?

Stroud Homes sells a house and land package to the investor. The investor enters a new build contract with Stroud Homes to construct a brand-new home. At the completion of the build, Stroud Homes lease the home from the investor for a 2yr lease at an incredibly competitive rate.

During the 2yr lease, Stroud Homes take care of all maintenance of the property internally and externally with cleaning and lawn mowing/gardening. At the end of the lease, Stroud Homes undertakes a full clean and undertakes paint touch-ups ready for you to either rent out or sell.

What is the financial return?

Stroud Homes offer a 5% per annum return on the total investment paid monthly as the rental lease amount.

The Build

Stroud Homes takes all the stress out of the project for you. As this is a show home, Stroud Homes finds the design that best suits the section and undertakes a full-colour selection process to ensure that the home is modern and up to date with colours and the Stroud Homes Fully loaded inclusions.

You will receive a complete project with all external landscaping and fencing completed. There is nothing further you will need to complete.

The rental period

During the rental period of 2yrs, Stroud Homes will fully furnish the property, undertake regular internal cleaning and maintain all lawns and gardens.

Initial Costs

The initial costs would be a 10% deposit for the section with settlement on the section 20 business days later via a standard Sale & Purchase agreement.

Stroud Homes and the investor would then enter a traditional RCB-1 Master Builders new build contract, where this would then require regular stage complete payments to ensure that the cost of the build is covered.
