Inclusions are specifications for materials used to complete the build of your home, along with a list of actual items that are included.

These items are missed off a lot of other builders’ quotes, like building consents, driveways and letterboxes and more.

Local home builder Craig Shorrock answers some common questions for us about the inclusions range.

What are the benefits of having pre-priced inclusions?

Stroud Homes spends valuable time researching the best quality products to use for building your home, to then establish competitive pricing from our suppliers based on using these products in all our builds.

We then pass these great trade rates onto our client’s end contract price so there are no nasty price surprises down the track.

You know exactly what you will pay for and what you will get.

With so many inclusions on the list, are there any that standout for your clients?

We have a number of inclusions that we consider above industry standard as being a ‘standard inclusion’ in our pricing. These are items that 20 years ago may have been considered ‘High Spec’.

Today, we understand that when building a home, these items are very much what people want in their home from the start. These are things like:

  • 20mm stone benchtops
  • 900mm wide ovens
  • Tiled showers from floor to ceiling
  • Tile niches in showers
  • Quality plumbing hardware including shower rain heads
  • Quality laminate flooring

  • 55 ounce carpet
  • Vertical grooved internal doors
  • Quality door hardware
  • Digital entry locks
  • Alarm systems
  • Electrical layouts that don’t require an upgrade to meet your requirements

What inclusion do you think is most important for a good build and happy client in the end?

The kitchen is the hub of the home, so we believe that our standard inclusions for our kitchens is very important.

We want it to be of true quality, with stone benchtops, soft close cupboards and drawers and quality kitchen appliances.

We often have clients approach us, who have been dealing with our competition for a number of months. They find that when they get to the point of signing their build contract and lodging for building consent, the quality of the fixtures allowed in their contract is far inferior to what they were expecting.

Or what they have been shown in the builders display centre or display homes will require thousands of dollars extra in the end, even to the tune of between $50 – $80k in some cases.

What room do people like to splash out on with your premium upgrades?

We do need to draw a line in the sand when it comes to our specifications, and of course there are always going to be some requests for upgrades over and above our standard inclusions.

We have completed a number of homes where our clients were always intending on selling the house on completion to move on and build another home with us. We are proud to say, that these homes have been built without any upgrade requests, and sold instantly, showing that our standard inclusions are of quality and meet expectations.

Some of the common upgrade requests are:

  • Ducted heat/aircon system rather than high wall units which we include as standard
  • Electrical Vehicle charging points
  • Under tile heating to bathrooms
  • Gas or wood burner fires
  • Wardrobe organisers with drawers and additional shelving
  • Black plumbing hardware
  • Tinted glass to windows

All these items are easily quoted and shown separately in our quote, so our clients can choose what is important in their budget and what luxuries they would like to add.
