Kia ora! I’m Mark from Stroud Homes, and I’d just like to talk to you about the building timeline, right from the time that you’ve approached us, until the time the house is handed over to you. The process starts with getting to the point where we’ve provided you with a quote that you’re happy to accept. Then, we move to the preliminary phase, which usually takes on average 14 days. In this period, we’re getting soil tests, contours, drawings completed, and certified checks on the land.

After that, we have the information we need to form a contract, and it takes about 14 days to get everything ready for you to come in and sign your contract. We also collect the 5% deposit at that point. That’s when we reach our first milestone of getting the plans lodged for consent. Plans generally take about six weeks to get consent nowadays. It’s a very exciting day when your job receives consent from the Council, and we look at starting on-site. We make a promise to you that we’ll start working on your home within seven days of that approval. This is because your home at Stroud Homes is unique and will not be part of any batch. We start the home about one week after Council approval. Our build time is actually 17 weeks from the site commencement through the practical completion. And then we allow a two-week period on the end to complete the defects and hand your home over to you.

So, if you’re comparing a build-time against other builders, you will compare at 16 weeks. We meet you for guided site tours, and normally those happen around the progress payment status. About 18 weeks into the process, we reach practical completion. And we have a two-week period there to allow for the cleaning of your new home, having it all inspected, putting on the final touches, and then handing it over to you.
